The eviction process in California begins with a legal notice, such as a 3-Day Notice to Pay Rent or Quit or a 30-Day Notice to Terminate Tenancy. If the tenant does not comply, the landlord can file an unlawful detainer lawsuit in court. The court will then schedule a hearing, and if the landlord wins, a judgment is issued, and a court order is obtained to remove the tenant. The landlord must use the sheriff to enforce the eviction, as self-help evictions are illegal.
