There are two important inspection walk-throughs that a Los Angeles landlord absolutely must conduct. The move-in inspection will document the condition of your home before a resident moves in. The move-out inspection will document the condition of that same property after a resident has left. You can use it to determine what kind of damage, if any, has been done. 

The pre-move-out inspection is also an important part of the leasing process. The tenant is entitled to this in California, and it’s an opportunity for the two of you to walk through the property together. Your tenant will know what kind of security deposit deductions to expect, and you will know what kind of work to plan for during the turnover process. 

Inspections allow you to protect the condition of your property and to check for any deferred or unreported maintenance. Make sure you have a checklist and look for anything that can impact your property value and your ability to re-rent it.

Walk-Through Inspections and Property Preparation 

You’ll do a complete inspection before your tenant moves in to look for the following:

  • Any last-minute repairs or replacements 
  • Preventative maintenance issues like pest control, air filters, and batteries
  • High cleaning standards have been met
  • Safety, security, and habitability

Give your tenants the opportunity to check the place out as well. They can use your move-in checklist to make their own notes within the first couple of days in case there’s something that needs attention. This will also protect them at the end of the lease term. They should not have to pay for a chip in the kitchen counter if it was there when they moved in.

Maintenance Walk-Through During the Lease Term

You are required to respect your tenant’s privacy and right to quiet enjoyment throughout the term of the lease. You cannot just show up demanding to take a look around. However, one maintenance walk-through halfway through the lease term should not be out of the question, as long as you provide your tenants with enough written notice. The idea is to look for any maintenance issues that may not have been reported. You can also make sure it appears that your tenant is following the terms of the lease agreement. During this walk-through, check for the following in your rental property:

  • Potential leaks under sinks
  • Caulking around tubs and toilets
  • Air filters being changed routinely
  • Evidence of pests
  • Damaged or deteriorating appliances
  • Plumbing and electric functionality
  • Roofing or exterior issues 

This is also a good opportunity to talk to your tenant about anything that needs your attention. You want to make sure they’re happy with their rental home. 

Move-Out Walk Through and Inspection 

If your tenant wants a pre-move-out inspection, you’ll have to conduct it a week or two before they move out.
